The owners and management of All Reverse were part of the team that wrote and sold the first fixed rate jumbo reverse mortgage in 2008 and as such, have extensive experience in jumbo or proprietary loan programs as well. We are always looking for new products to offer to borrowers of high valued homes in the higher home priced markets that the HUD HECM may just not serve as well. Jumbo or proprietary programs typically offer much lower Principal Limits as they relate to values though so not all borrowers are better served with the jumbo programs.
Only a seasoned originator can readily inform borrowers which program will best suit their needs and the positives and negatives of each so that the borrower can make an informed decision. It is no longer uncommon anywhere in the country for a market to be a solid HUD HECM market and then within just a short distance for a niche jumbo market to be located where there is a need for a jumbo program.
Therefore, homeowners aged 62 and above in all markets have seen that the reverse mortgage can be a very solid financial tool and many are now seeking the reverse mortgage to augment their retirement plans and not so much as a mortgage of last resort. Everything from the elimination of the existing mortgage payments to the line of credit that grows that grows make reverse mortgage borrowers understand that this program allows them to utilize their homes to not only live comfortably in their family home, but to plan for the future as well.
Gresham Details
Gresham is located in northwestern Oregon only 4 miles south of the Columbia River and the northern border with Washington state. Gresham is also only 15 miles east of Portland, the biggest city in the state, and is itself the fourth largest city in Oregon by population.
Named after Walter Quinton Gresham, a general in the Union Army during the American Civil War and later Postmaster General and Secretary of the Treasury under President Chester A. Arthur, the city was first settled in 1851 but was not officially incorporated until 1905. The early days of the young town saw its economic fuel provided primarily by the fertile land of the Pacific Northwest, where farming helped Gresham to produce berries, grapes, and assorted vegetables, oftentimes transported to Portland by an hourly train that ran between the two municipalities.
Some of Gresham’s early settlers also went on to found communities of their own in the forms of Boring (not far from Gresham), Sandy (in the shadow of Mount Hood), Fairview (practically on the Columbia’s southern shore), and Estacada (a prime spot for the state’s hydroelectric power system).
Even now, Gresham is a community that appreciates its early history, symbolized by the presence of multiple structures that are listed on the National Register of Historic Places. The Louise Home Hospital and Residence Hall built in 1925 is one such structure, formerly serving as a home for pregnant and unwed mothers before it evolved into its current state as the headquarters for the Albertina Kerr Centers for Children, a mental health institution that serves the Portland metropolitan area.
Gresham is a community that values the dedicated hard work of its residents, with the city’s official website saying that Gresham is, “where tradition and heritage meet innovation and opportunity in Oregon's fourth largest city.” Its proximity to Mount Hood, Multnomah Falls and the Columbia River Gorge National Scenic Area and its general closeness to both the city of Portland and the Portland International Airport lead the city to describe itself as an ideal location for families and residents seeking new opportunities and chances to grow.
In terms of its economy, Gresham is home to the Oregon-based affiliate of American aircraft manufacturer Boeing, where a construction plant employs nearly 1,800 workers. Gresham also has a vibrant technology manufacturing sector, spearheaded by the presence of companies including On Semiconductor (manufacturing electronic components in a 100,000 square foot facility) and Microchip Technology, Inc. (manufacturing microcontroller, analog, FPGA, connectivity, and power management components).
Consistent with neighboring Portland, Gresham has a mild climate with warm summers and cool winters, with neither extreme getting overly hot or cold. he highest average temperature in the middle of the summer hovers between 80-82 degrees fahrenheit, while the average low in the dead of winter is between 34-35 degrees.
The city gets an average of just about 45 inches of rainfall annually, and the generally comfortable climate lends itself very effectively to visiting the wealth of parks, the Gresham Art Plaza, and the numerous events hosted by the city every year.
Gresham Lending Limits
Eleven percent of Gresham’s population is made up of seniors that are at least 65 years old, based on U.S. Census Bureau data. Of Gresham’s senior population, 69 percent (accounting for over 5,000 households) are also homeowners as opposed to renters. That means there’s a dedicated community of seniors that call Gresham their long-term home.
Thousands of the senior households in Gresham may be eligible to obtain a reverse mortgage. Several of these older homeowners have already done their research and begun using reverse mortgages to support their retirement needs.
Compared with the average home price in Oregon, Gresham’s median home price is nearly equal to the rest of the state at $464,881, according to the Zillow Home Value Index. Prices in the area have increased 3.3 percent over the past year, and Zillow projects that they will continue to rise over the course of the next year by roughly 1.9 percent.
Some homes in Gresham may be worth more than this median value. If your home has been appraised for more than the HUD lending limit of $1,089,300, you may still be able to tap into your home equity with the help of a reverse mortgage.
