The owners and management of All Reverse Mortgage, Inc. (ARLO™) were part of the team that wrote and sold the first fixed-rate jumbo reverse mortgage in 2008 and as such, have extensive experience in jumbo or proprietary loan programs as well. We are always looking for new products to offer to borrowers of high valued homes in the higher home priced markets that the HUD HECM may just not serve well. Jumbo or proprietary programs typically offer much lower Principal Limits as they relate to values, so not all borrowers are better served with the jumbo programs.
Only a seasoned originator can readily inform borrowers which program will best suit their needs and the positives and negatives of each so that the borrower can make an informed decision. It is no longer uncommon anywhere in the country for a market to be a solid HUD HECM market and then within just a short distance for a niche jumbo market to be located where there is a need for a jumbo program.
Therefore, homeowners aged 62 and above in all markets have seen that the reverse mortgage can be a very solid financial tool, and many are now seeking the reverse mortgage to augment their retirement plans and not so much as a mortgage of last resort. Everything from the elimination of the existing mortgage payments to the line of credit that grows that grows make reverse mortgage borrowers understand that this program allows them to utilize their homes to not only live comfortably in their family home, but to plan for the future as well.

There’s also an ample local retail scene, with several independent shops lining the downtown area, in addition to a modern enclosed shopping center in the form of the Prescott Gateway Mall.
Spending time in Prescott also puts you near the community’s Heritage Park Zoo and the breathtaking vistas to be found at the nearby Prescott National Forest.
Prescott is also situated just south of the beautiful Granite Dells, which features large outcroppings of granite boulders that have eroded into unique and interesting collections of bumpy rock-laden scenes. Two man-made reservoirs inside the Granite Dells serve as Watson and Willow Lakes, where you can take in a whole host of sights along individual trails that connect into the larger Peavine National Recreation Trail. The Peavine Trail follows along a former rail bed of the old Santa Fe Railroad, which traveled through the Granite Dells and connected Prescott to Phoenix.
The nearby Lynx Lake is also a great spot for camping, playing host to 125,000 visitors every year and offering camping, boating, fishing, mountain biking, hiking, and even a small seasonal restaurant that offers fantastic views of the nature surrounding you.
Back inside city limits, the number of special events packed onto the calendar in Prescott is almost overwhelming, with something for everyone taking place at some point throughout the year. For everyone from the history enthusiast to the film fanatic, Prescott probably has an event or two that you’ll want to make sure you attend if you find yourself in the city limits at some point throughout the year.
Frontier Days helps celebrate the Western lineage of the city in July, while you can also take in the sights and sounds of the Bluegrass Festival in June, celebrations for important days like July 4th, Cinco de Mayo, Earth Day and an annual Easter Egg-Stravaganza, along with a film festival, several art fairs, a Pumpkin Patch Carnival, the Cowboy Poets Gathering, the Prescott Highland Games, and many more.
Prescott Senior Population and Lending Limits
The city of Prescott is also home to a large and thriving senior community, with as much as 31% of the city’s total population of over 40,000 people being seniors aged 65 and over. Over 6,500 homeowners currently living in Prescott are at least age 62, the youngest age at which a person can be eligible to obtain a reverse mortgage. Several of these older homeowners have already done their research and begun using reverse mortgages to support their retirement needs.
The median home price in Prescott is $612,412, according to the Zillow Home Value Index as of January 2023. Prices in the area have increased 11.2% since 2018, and Zillow projects that they will continue to rise over the course of the next year.
While some homes in Prescott may be worth more than this median value, if your home has been appraised for more than the HUD lending limit of $1,209,750, you may still be able to tap into your home equity with the help of a reverse mortgage.
